In Phoenix, we're seeing a shift—active listings have climbed to 17.7K, about 5% higher than last year. That means if you're searching for a home, you have more options and the leverage that comes with them. But here's what's interesting: new listings are up less than 1%, so most of these choices are properties lingering on the market, not a sudden flood of new sellers.
Nearly 28% of homes on the market have already seen price reductions, empowering buyers to negotiate confidently. The typical Phoenix home is spending 67 days on the market—marginally faster than last year but still providing room for buyers to move thoughtfully and sellers to strategize.
After over two decades working with buyers and sellers across the West Valley, I can say that realistic pricing and flexibility have become crucial. With inventory up, buyers can afford to be selective, and sellers who adapt are the ones who succeed. As always, my focus remains on guiding clients through these changes with the highest standard of service and expertise.
